These Terms and Conditions govern your use of www.jeffriespropertybuyers.co.uk and your dealings with JEFFRIES PROPERTY HOLDINGS LIMITED (trading as Jeffries Property Buyers) in connection with the purchase of your property. Please read them carefully and seek independent legal advice before proceeding with any transaction.

1. Who We Are

JEFFRIES PROPERTY HOLDINGS LIMITED is a limited company registered in England and Wales (company number 08822111). Registered address: Elmwood, Longton Road, Stone, Staffordshire, ST15 8DL. We trade as Jeffries Property Buyers.

We are a cash property buyer. We are not a regulated mortgage lender, financial adviser or estate agent. Nothing on our website or in our communications constitutes financial or legal advice.

2. Our Services

We offer to purchase residential and commercial property, land and other real property assets across Staffordshire and the surrounding areas. Our service includes:

  • Providing a cash offer based on an assessment of your property
  • Carrying out a property visit to confirm our valuation
  • Instructing our own solicitors to carry out the legal process on our behalf
  • Contributing to your independent legal costs up to £1,500 (see clause 7)
  • Completing the purchase on the date agreed at exchange of contracts

3. The Offer Process

Initial enquiry

Submitting an enquiry via our website, telephone, email or WhatsApp is an invitation for us to assess your property. No contract or obligation arises from an initial enquiry.

Our offer

Following our assessment, we will make a cash offer. Our offer:

  • Creates no obligation on your part to accept
  • Is based on current market conditions and the condition of your property
  • Remains valid for 30 days unless stated otherwise or withdrawn
  • Will not be reduced at the last minute if the property is as described — if anything discovered during due diligence affects the price, we will tell you at the earliest opportunity

When a contract arises

No legally binding contract to buy or sell exists until exchange of contracts between solicitors. Accepting our offer verbally or in writing does not create a legally binding obligation on either party until contracts are formally exchanged.

4. Your Obligations

By engaging with us, you confirm that:

  • You are the legal owner of the property, or are authorised to deal with it (for example, as executor, attorney or trustee)
  • The property is as you have described and you have not withheld any material information
  • There are no restrictions, charges, disputes or issues affecting the property that you have not disclosed
  • You will obtain independent legal advice from your own solicitor before exchanging contracts
  • You will cooperate with our anti-money laundering obligations and provide required documentation when requested

5. Independent Legal Advice

We strongly recommend — and expect — that you use your own independent solicitor throughout this process. Your solicitor acts solely in your interest. Our solicitors act for us, not for you. You should never rely on our solicitors for legal advice.

We will contribute to your solicitor's reasonable conveyancing fees up to the cap in clause 7.

6. Anti-Money Laundering

We are required by law to carry out anti-money laundering (AML) checks on all property transactions. We will ask you for:

  • Proof of identity — for example, a passport or driving licence
  • Proof of address — for example, a utility bill or bank statement dated within 3 months
  • Information about any mortgage or charges on the property

This is a legal requirement and not discretionary. Failure to provide this information will prevent us from proceeding.

7. Legal Costs

We will contribute to your conveyancing fees (charged by your own solicitor) up to a maximum of £1,500 inclusive of VAT. This contribution:

  • Covers conveyancing fees only — not disbursements such as Land Registry fees, search fees or stamp duty
  • Is paid directly to your solicitor upon completion
  • Does not apply if the transaction does not complete due to your withdrawal or breach
  • Requires your solicitor to be regulated by the Solicitors Regulation Authority (SRA) or the Council for Licensed Conveyancers (CLC)

8. Completion

Completion takes place on the date agreed at exchange of contracts. We aim to complete within 7 to 28 days of exchange, subject to the complexity of the legal process. On completion, funds are transferred to your solicitor's client account. Your solicitor will account to you for the net proceeds after discharging any mortgage, charges or other obligations.

9. Withdrawal

You may withdraw from the transaction at any time before exchange of contracts without penalty. After exchange, standard legal remedies for breach of contract apply.

We reserve the right to withdraw our offer at any time before exchange if:

  • Material information comes to light that was not previously disclosed
  • Legal due diligence reveals issues affecting the title or value of the property
  • You are unable or unwilling to comply with our AML requirements
  • Market conditions change materially between offer and proposed exchange

10. Website Use

We take reasonable care to keep information on our website accurate, but we make no warranty that it is complete, accurate or current at all times. Nothing on our website should be relied upon as legal or financial advice.

All website content — including text, images, logos and design — is owned by or licensed to us. You may not reproduce or distribute any content without our express written permission.

11. Limitation of Liability

To the maximum extent permitted by law, we are not liable for any indirect or consequential loss arising from use of our website or services. Our total liability in connection with any transaction shall not exceed the value of the offer made for your property.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, or for fraud, or for any other liability that cannot lawfully be excluded.

12. Complaints

If you have a complaint, please write to us at the address below or email info@jeffriespropertybuyers.co.uk. We will acknowledge your complaint within 5 working days and aim to resolve it within 28 days.

13. Governing Law

These Terms are governed by the law of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

14. Changes to These Terms

We may update these Terms at any time. The current version is always published at www.jeffriespropertybuyers.co.uk.
