Nothing at all. We buy properties in every condition — from fully renovated homes to properties that haven't been touched in 30 years. You don't need to clean, repair, or remove anything before our visit. If there are items you'd like us to clear after completion, we can arrange that too.
Ron assesses the property in person and reviews comparable local sales data. He calculates an offer based on the open market value, adjusted for the condition of the property and the speed of the sale. He explains the calculation openly. There are no hidden deductions at a later stage.

We cover legal costs up to £1500 for the conveyancing process. We encourage you to use your own solicitor.
We regularly buy properties with structural, legal and condition issues that prevent a normal sale — damp, subsidence, short leases, possessory title, Japanese knotweed, red ash, fire damage and more. Ron has seen them all. These issues rarely prevent us making an offer, though they will be reflected in the price.
Absolutely. Speed is one option, not a requirement. Some clients sell to us 3 or 4 months before they need to move, because they want certainty without the stress of an estate agent sale. We fit around your timeline completely.
